The Bexar Central Appraisal District (BCAD) Property Search is an online resource that allows the public to search for and view available property and appraisal information for properties in Bexar County.
Property records can be searched using information such as an address, owner name, or BCAD Property ID. The Property Search also provides an Advanced Search option for users who want to search using specific fields.
Once a property is located, selecting the property record opens a detailed view of the information available for that account.
What Information Is Available?
The information displayed may vary by property and tax year, but property records are organized into several sections.
Property and Location Information
The property record may include general identifying information about the account and the property's location.
This can include information such as:
- Property address
- BCAD Property ID
- Geographic information
- Legal description
- Location-related information
This information helps identify the specific property associated with the appraisal record.
Ownership Information
The Owners section provides available ownership information associated with the property record.
The record may also contain mailing information associated with the account. Property ownership records are maintained as part of the appraisal district's property records.
Values and Roll History
The Values & Roll History section provides information about the property's values across available tax years.
Depending on the property and year, information may include:
- Market value
- Appraised value
- Taxable value
- Land value
- Improvement value
- Historical value information
The Property Search can therefore be used to view available current and historical appraisal information for a property.
Taxing Units
The Taxing Units section identifies the governmental entities associated with the property for property tax purposes.
Taxing units may include entities such as a city, county, school district, or other special-purpose district.
The appraisal district determines which taxing jurisdictions may tax a property, while the individual taxing units establish their own tax rates and collect property taxes through the appropriate tax offices.
Improvement Information
The Improvements section contains available information about structures and other improvements associated with the property.
Depending on the property, this information may include characteristics used in the appraisal record, such as:
- Building or improvement type
- Size
- Construction characteristics
- Year built
- Quality and condition information
- Other characteristics maintained in the appraisal record
The information available can differ depending on the type of property.
Land Information
The Land section provides available information regarding the land associated with the property.
This may include information such as:
- Land size
- Land type
- Land characteristics
- Land value
- Other information maintained as part of the appraisal record
Deed History
The Deed History section provides available deed-related information associated with the property record.
The appraisal district's property search is not the official source for recorded deeds. Official recorded documents, including deeds and plats, are maintained by the appropriate county records office.
Appeals and Hearings
The Appeals and Hearings sections provide available information concerning the property's appraisal review history.
Depending on the property and tax year, the record may contain information relating to appraisal protests, hearings, or other appeal-related activity.
These sections provide historical information about activity associated with the property record; they do not replace the official notices or documents issued as part of an appeal or hearing.
Appraisal Notices
For applicable properties and tax years, a copy of an appraisal notice may also be available through the Property Search.
Appraisal notices provide information regarding the property's appraisal, including applicable values and other information associated with the notice.
Some appraisal notices, including notices associated with accounts that have an Over-65 exemption, may have additional access restrictions because of privacy and security considerations. Registered users who are authorized to access a property may have additional options for viewing their property's information.
Searching for a Property
The Property Search provides two primary search options:
Quick Search allows users to enter a general search term. The system searches across available data fields, so a search for a common term may return multiple results.
Advanced Search allows users to enter information into specific fields, such as Owner Name, Property Address, or BCAD Property ID, to narrow the search results.

Important Information About Property Search Data
A Property Search account is separate from the BCAD Online Services Portal. The Property Search is primarily used to view and manage property information, while the Online Services Portal provides other electronic services, such as filing certain protests, applications, and authorizations.
Property Search information is provided as a public resource and should be distinguished from official documents maintained by other governmental offices. For example, recorded deeds and plats are maintained by the appropriate county records office rather than BCAD.
A Property Search account is not required to perform a basic public property search. However, registered users may have access to additional features. Depending on the user's authorization, these features can include claiming a property, accessing additional property information, viewing certain documents, and managing electronic communications with BCAD.
Property information can be accessed through the Bexar Central Appraisal District's Property Search.
For questions about a specific property record or information displayed through Property Search, BCAD Customer Service can be contacted at (210) 242-2432.
