Bexar Central Appraisal District's Property Search Guide

Welcome to the BCAD Property Search!

The Bexar Central Appraisal District (BCAD) has launched a new Property Search website with enhanced features and additional ways to find and view property information.

This guide will walk you through the most common tasks, including searching for a property, viewing property information, registering an account, and claiming a property.

Searching for Property Information

Looking for a property’s value or other appraisal information? Start by visiting the BCAD website at www.bcad.org and selecting Property Search.

Quick Search is the default option and provides a single search field. You can enter an address, owner name, property ID, or any property-related information to locate records.
- Note: Quick Search looks for your search term, across all available data fields. As a result, it may return more results than you expect.
- Example: If you enter “Smith” the search will return records where Smith appears in any field, such as the owner name, property address, legal description, or Doing Business As (DBA) name.
Advanced Search provides multiple fields, allowing you to specify exactly where the system should look for your search criteria.
- Example: If you enter “Smith” in the Owner Name field, the results will only include records where Smith appears in the owner name.

To search for a property under the default Quick Search:

When the Refine Search option is not enabled, your search terms can pull results for any field that has that combination of letters and/or only some of those letters.

Example: Searching for “frio city”. You will notice ‘rio’ is what is found in the first two results. You will also see that there was a large result set returned due to the number of ways this search term can be found in the data. To narrow your search down to only pull results that have your exact search term “frio city”, be sure to have the Refine Search enabled.

2. Select the Refine Search option to narrow your search results.

3. Enter one of the following:

Property address
Owner Name
BCAD Property ID

Example: Using the same search term example as above, see the refined results for “frio city”. Here, you will notice every record in the search results has the exact search term in one or more fields.

Search Tips

Address:

Use the first letter of a directional phrase rather than spelling out the full word.
- Example: Enter 411 N Frio instead of 411 North Frio.
To search for properties on an entire street, enter the street name without a street number.
If the street name includes a suffix, such as Street, Avenue, Cove, etc., you will only enter the first part of that name or leave it out completely in your search term.
- Example: Enter Shoreleaf L instead of Shoreleaf Lane.

Owner Name:

Enter the last name first, followed by the first name.
Do not include a comma between the last and first names.
- Example: Smith John

BCAD Property ID:

Enter the 6- or 7-digit account number associated with the property.
This is the number you will typically find on appraisal notices and other correspondence from BCAD.

Viewing Property Information

Once you locate the property you are looking for, select the Eye icon, under Actions to open the property details and view the available information.

The Property Details page is organized by sections. The following are some of the options you can choose from:

Select a section from the Jump to Section menu at the top of the page. This will “jump” directly to the selected section.
- Sections include: Home, Location, Owners, Values & Roll History, Taxing Units, Improvements, Land, Deed History, Appeals, and Hearings
Scroll through the page to view the complete property record.

Select Export near the top of the page to either Preview or Download the information displayed on the screen as a PDF.

Select Appraisal Notice from the top-right tab options to view a copy of the appraisal notice, if one was generated for the selected year.
- Please note: Appraisal notices for accounts with an Over 65 exemption on file are not available for online viewing due to privacy and age security considerations. However, by creating a Property Search account and claiming the property for which you are authorized, you can gain access to your appraisal notices.

Select Collapse All at the top-right of the page. This will display all sections in a menu-like view, and you can choose which sections you want to expand.
