The Bexar Central Appraisal District (BCAD) conducts annual field inspections on residential property to maintain accuracy and make sure our records stay up to date. These inspections focus on adding newly constructed homes to the tax roll and inspecting existing homes based on an indication that a change has occurred, such as an active building permit for the property.

How to Verify an Appraiser

What Happens During the Inspection
The degree of access to a property can vary based on the appraisal district’s need. New construction or additions will need to be measured to ensure accuracy which may require closer access to obtain measurements. In the event the appraiser needs access to your property, they will approach the front door to request permission or gather additional information. However, certain exterior changes to your property can be verified from the street or by using aerial imagery, without the need for direct access to your property.
During the inspection, the appraiser may:
- Observe the exterior of your home for any changes in characteristics or square footage (roof, external renovations, additions/demolitions, removal of structures)
- Measure the exterior of structures to determine estimated square footage
- Ask you to clarify information pertaining to your property and/or the contents of an active building permit
- All measurements and observations are external; the appraiser will not enter your residence
Photographs May Be Taken
The appraiser may take photographs of your property using a District issued iPad to document the structures on your property and its general condition. These photos are only used for appraisal purposes. They may include:
- Exterior images of your home
- Evidence of new and ongoing remodel/renovation projects
- Progress of construction in newly developed neighborhoods
Why Inspections Matter
Field inspections help BCAD maintain a fair and equitable tax roll by identifying newly constructed property and accurately reflecting existing property on our records. A field inspection Is not a final determination of value.
