What Happens If a Business Does Not File a Rendition
If a business does not file a rendition, the appraisal district may estimate the value of the business personal property using available information.
This may include:
- the type of business
- the size of the business location (such as square footage)
- typical equipment used by similar businesses
- information obtained through inspections or other records
These estimates are used when detailed asset information is not available.
Filing a rendition with an asset listing allows the appraisal district to use actual reported asset information, which may result in a more accurate value.
What Increases or Decreases Value
Value can be affected by:
- Condition (good, fair, poor)
- Obsolescence (equipment no longer useful or outdated)
- Business type and typical equipment set
- Inventory levels (when applicable)
Common Misunderstanding
Market value is not always the same as:
- What you paid recently on sale
- A trade-in value
- A tax depreciation schedule used for income tax
What Helps If You Believe Value Is Too High
Useful supporting information includes:
- Detailed fixed asset listing
- Removal or disposal records
- Photos showing condition
- Documentation showing equipment is no longer in service
