The Bexar Central Appraisal District (BCAD) is currently conducting Business Personal Property (BPP) field inspections. These inspections focus on newly discovered businesses and those that have not submitted a rendition form. They are part of our standard effort to make sure all businesses are appraised fairly and accurately.
Here is what you can expect if we visit your property:
How to Verify an Appraiser
Our appraisers can be identified by:
- Clothing with the Bexar Central Appraisal District logo
- State-mandated license from the Texas Department of Licensing & Regulation
- District photo ID badge and business cards
- Bexar Central Appraisal District vehicle magnet
If you are unsure, call 210-242-2432 to verify an appraiser’s identity before granting access.
You’ll Get a Blank Rendition Form
If you have not already submitted one, the appraiser will give you a blank rendition form. This is used to list your business assets, such as:
- Furniture
- Equipment
- Inventory
- Other items used in daily operations
*We will also share dates for upcoming free Zoom training sessions where you will learn how to accurately complete the rendition form.*
What Happens During the Inspection
During the inspection, the appraiser may:
- Observe business activity by verifying the business is active at the location
- Walk through the property with the owner’s permission to observe the interior assets being used
- Take notes regarding the type of business, size, visible assets and other relevant details
- Provide information on how to complete your rendition and the next steps in the process
Photographs May Be Taken
The appraiser may take photographs of your business personal property to document the assets on-site and the general condition of your business. These photos are only used for appraisal purposes and are not public. They may include:
- Exterior images of your business sign and building
- Interior images of furniture, equipment, or inventory inside the business
- Vehicles or machinery on the property
What the Inspection Is Not
- It is not an audit
- It is not a penalty or enforcement action
- It is not meant to interrupt or disrupt your business. You do not have to stop working during the visit
Why Inspections Matter
Field visits help BCAD keep the tax roll fair and equitable by identifying active businesses that have not submitted required information. Your cooperation helps make sure all businesses in Bexar County are treated fairly.
