The most convenient way to file a protest is through our Online Services Portal.
The protest section of our e-services portal will open when Notices of Appraised Value are mailed, usually in mid-April, and will remain open until the filing deadline date has passed.
Your Owner/Agent ID and PIN number are required to file online. The Owner/Agent ID and PIN number can be found at the top of your appraisal notice. You may use your current appraisal notice or one received in a prior year.
If you do not have access to your Owner/Agent ID and PIN, please call 210-224-2432 or visit our Help Center to request them. This information can only be sent to you by mail. Please note that your deadline for filing a protest will not be extended while awaiting your PIN.
You can still submit a protest even if you do not receive a Notice of Appraised Value. The deadline for filing a protest is May 15th or 30 days after the date on your appraisal notice. If May 15th falls on a weekend, the protest deadline is the next business day. Visit the Property Search menu option on our website at www.bcad.org to view the value information for your property.
If you prefer not to use the Online Services Portal, you may submit your completed protest to our Help Center or by mail, fax, or in person at:
