Important Deadline
For most property owners, the deadline to file a protest is May 15th of the tax year you wish to protest.
If May 15th falls on a weekend or holiday, the deadline is the next business day.
If your Notice of Appraised Value was mailed after April 15th, your deadline is 30 days from the date printed on your notice, whichever is later.
Your protest must be submitted by the filing deadline. Waiting to receive an Owner/Agent ID, PIN, or other information does not extend the deadline.
File Your Protest Online
The most convenient way to file a protest is through our Online Services Portal.
The protest section of our online portal opens when Notices of Appraised Value are mailed, usually in mid-April, and remains available until the filing deadline has passed.
To file online, you will need your Owner/Agent ID and PIN, which can be found at the top of your Notice of Appraised Value. You may use your current notice or one from a prior year.
If you do not have access to your Owner/Agent ID or PIN, please call 210-242-2432 or visit our Help Center to request them. For security reasons, this information can only be mailed to the property owner. Please note that requesting a PIN does not extend your protest filing deadline.
What If I Didn't Receive a Notice of Appraised Value?
You can still file a protest even if you did not receive a Notice of Appraised Value.
For most property owners, the filing deadline is May 15th (or the next business day if May 15th falls on a weekend or holiday). If your notice was mailed after April 15, your deadline is 30 days from the date on your Notice of Appraised Value, whichever is later.
You can view your property's value by using the Property Search feature on the BCAD website, www.bcad.org.

If you prefer not to use the Online Services Portal, you may submit your completed protest through our Help Center or by mail, fax, or in person at the address listed below.
